    Noida: Jaypee flat buyers asked to pay more

    NOIDA: Buyers of three towers of Jaypee Wish Town’s Kosmos apartments and two towers of its Aman project have received prepossession letters asking them to pay for additional super area.

    The buyers will also not get the compensation due to them for delay in handover of flats, the letter said.

    The compensation that homebuyers were supposed to get for the delay in completion of flats was fixed at Rs 5 per square feet. But the company had then assured the buyers that it would adjust the amount by increasing the super area of all the flats.

    But now that NBCC has taken over the responsibility of completing the flats, the proposal to pay the penalty has been shelved as the state-backed construction company had specifically mentioned in its proposal to the committee of creditors last year that it would not pay for any fine.

    This means that each buyer will now have to pay Rs 4-5 lakh over and above the cost of the house to secure possession letters. Homebuyers have been asked to pay the additional amount within 30 days of receiving the letter and they would be given completed flats within 45 days of making the payment.

    “We have now been told that since NBCC has taken over the responsibility of the project, we will not be given any compensation for delay. Instead, we have to pay for increase in super area, which the company had done to adjust the penalty amount and in keeping with the builder-buyer agreement,” said Vikas Sharma, a buyer of Kosmos Tower 22.

    “JIL has violated the original buyer-seller agreement. We want this issue to be addressed legally,” said Gulshan Chawla, a buyer at Kosmos.
